Description
The Quantity Surveyor will oversee the full spectrum of pre- and post-contract QS functions for major construction projects in Malaysia. This role emphasizes cost control, contract compliance, and timely financial reporting. You will collaborate closely with internal teams, consultants, and contractors to ensure the commercial success of each project. Strong local market knowledge, stakeholder management skills, and the ability to work independently are essential.
Key Responsibilities:
Pre-Contract & Tendering
Review and analyze tender documents, drawings, and specifications.
Prepare bills of quantities (BQ), cost estimates, and tender submissions.
Participate in tender clarifications and evaluations.
Post-Contract & Cost Control
Manage all cost and contractual matters for projects.
Monitor project budgets, cash flow, and cost control processes.
Prepare interim valuations, progress claims, and final accounts.
Contract Administration
Handle contract correspondence, variations (VOs), and extension of time (EOT) claims.
Evaluate subcontractor claims, payment certificates, and back charges.
Stakeholder Engagement
Liaise with clients, consultants, contractors, and site teams.
Provide cost advice and updates to internal and external stakeholders.
Lead and mentor a small team of junior QS (if applicable).
Requirement
Bachelor’s Degree or Diploma in Quantity Surveying, Construction Management, or equivalent.
Minimum of 5 years of relevant experience, preferably in Malaysia.
Strong understanding of Malaysian construction contracts (e.g., PAM, JKR, CIDB).
Familiarity with cost databases and BQ software (e.g., Glodon, Cubicost, CostX), as well as Microsoft Office Suite.
Excellent negotiation, analytical, and communication skills.
Ability to work independently and meet tight deadlines.
Experience with large-scale infrastructure, mixed-use, or high-rise residential projects.
Advantageous: familiarity with Green Building Index (GBI), Industrialised Building Systems (IBS), or Value Engineering.
